Information to Leave with Code Compliance Secretaries: 1. They need the address of concern. You can use the maps on www.bcpa.net to help locate the exact address to give them.

2. They need the nature of the complaint and a brief explanation.

3. They need to know where best to view the situation, and if it from your personal property, you must leave your name and phone number so they may contact you to enter onto your property.

4. Davie Code Compliance will send someone to investigate the situation within 48 hours (weekdays only).

5. They will ONLY contact you if they have questions for you or need to enter into your property. If you plan on calling for an update / report on the situation, please give Davie Code Compliance at least ONE WEEK to investigate, research and write their report before you call them back.

Defendant's Options

The Special Master of the Town of Southwest Ranches is created pursuant to state law and has the authority to hear violations of the Town of Southwest Ranches Code of Ordinances and of other codes in effect within the Town of Southwest Ranches. He/She has the authority to and may levy fines of up to $250.00 per day for a first violation and up to $500.00 per day for a repeat violation for each day the violation remains beyond the date the Special Master sets for compliance. It is the duty of the Special Master to make a determination of whether the violation you have been charged with exists. If a violation does exist, the Special Master will afford you an opportunity to correct that violation and will enter an Order saying how long you have to correct that violation. If you fail to correct the violation within the time specified, the Special Master will levy a fine for each day the violation remains beyond the correction date.

When you come before the Special Master, you will have an opportunity to present your case. However, you do have the option of acknowledging that you are in violation. If you acknowledge that you are in violation, you may stipulate that a violation exists and request a time for compliance and ask that the Special Master enter such order. The Special Master will specify the time for compliance and the fine to be levied if you fail to correct the violation within the time specified.

You may, of course, plea that you are not in violation. Zoning Code Services Division will then have the opportunity to present its case. You will have the opportunity to cross-examine anyone who speaks on behalf of the Zoning Code Services Division. Following the Division's presentation of its case, you will have the opportunity to present your case, and the Division may, if it chooses, cross-examine you or any of your witnesses. Members of the public are also permitted to speak and you or the Division may cross-examine any member of the public who speaks. After all evidence has been presented to the Special Master, the Special Master will then make his/her finding as to whether a violation exists. If the Special Master finds that a violation does exist, he/she will set a time for you to correct the violation, and will advise you of the fine that will be levied if you fail to correct the violation within that time. The fines which are set by the Special Master will become a lien on your property until they are paid.
